Home buyer hoopla!

We got a GREAT phone call a few days ago! But you are going to need a little back story.

When we looked at the dutch colonial, we were already under contract on another house. Oh for shame right? Well we started looking at houses back in April, not thinking we would find anything very quickly. A couple weeks went by and a house came on the market next door to some friends of ours in a nice neighborhood. We decided that it wouldn't hurt anything to look at it, it had a lot of things on our wish list included, so off we went! The house was a 3 story colonial with a walk out basement, a deck, and a big front porch. And we fell in love with it. And we put an offer on it at our realtor's recommendation. But the catch was....it was a shortsale.

We waited ALL summer for our dream house with no word from the seller or the realtor selling the house. Not a peep. Not a movement either way. So we started looking at houses again. Even our realtor suggested we keep our options open. We found a couple houses we thought we might like to put an offer on so we had our realtor draw up the papers to release us from our contract. When she called she found out the sellers were filing bankruptcy and it could take months longer to even get close to approval and it was likely that the house would end up in foreclosure. We signed the papers with a sigh and moved on. We put an offer on two different homes that were shot down before we found the dutch colonial. The house was great, renovated from top to bottom. The owner accepted our offer with minimal haggling and we set off on our journey to closing as mentioned previously.

Now, two days ago, my husband called me at work to tell me he just got a very interesting phone call from our realtor. I was thinking it probably had something to do with the home inspection we had just done, because the seller was hassling us about making some repairs on the house that it really needed. (Namely the roof needed replacing and some of the electrical outlets did not work.) NOPE! The short sale had been approved and the sellers were offering us our original contract! Apparently they held off on signing the papers that released us in case the bank approved the sale in time to give us a shot at it. It meant (since we signed April 28 and will close September 20) that we will still be eligible for the $8k. Not to mention we are getting the house we really wanted in the first place! So with the roof and electrical problems on the dutch colonial, we were able to get out of that contract, and the sellers of the 3 level shredded the papers that released us from the contract! We set a closing date of September 20 and we are on our way!

1 month 1 week until we close on our dream house next door to our friends and start redecorating!! Yay! Everything works out for the best! Love it!
